Holiday-let energy upgrade calculator

What will it cost to upgrade your UK holiday let's EPC rating — and what does it actually earn you back? Occupancy-weighted running-cost savings, comfort-premium revenue uplift, BUS grant modelling, and FHL capital allowance notes.

Built by the same team. This tool is maintained at greenhomesums.co.uk — our sister site for UK green-home calculators — and embedded here for hostcare operators.

Why this matters for FHL operators

  • • Sykes and several Airbnb hosting platforms now surface energy-efficiency info to guests — B+ properties book more.
  • • Commercial MEES for holiday lets is firming toward EPC C by 2028; many rural stone cottages currently sit at D or E.
  • • The £7,500 Boiler Upgrade Scheme grant applies to small non-domestic buildings — that includes most single-unit FHLs.
  • • Retrofit spend on a trading FHL is deductible via the Annual Investment Allowance — meaningful at a 20–40% marginal rate.

What this calculator gives you

  • • Cheapest-first measure stack to hit your target band.
  • • Net cost after BUS (and optional ECO4) grant offsets.
  • • Running-cost saving weighted by occupancy — a 180-night cottage burns half the heating of a full-time home.
  • • Comfort-premium revenue uplift (2–5% rate bump per band moved, per Sykes 2024 host survey).
  • • Indicative capital-allowance tax relief.

Running an FHL takes more than EPC maths.

FAQ

Why are you showing an energy calculator on hostcare?
Because every FHL operator we talk to eventually hits the same wall: their EPC needs upgrading to stay lettable on Sykes / Airbnb / Booking, and there's no sensible calculator for it. We built one — at greenhomesums.co.uk — and embed it here so you don't have to leave the hostcare universe to use it.
Does MEES apply to UK holiday lets?
Short-stay FHLs usually fall under the commercial EPC regime (NDEPC), which has its own MEES floor — currently E, likely C by 2028. Enforcement is patchier than for long-lets but platforms and lenders are tightening. See the full guide on greenhomesums.
Will hostcare auto-prefill this calculator?
Not yet. If you're on a hostcare paid plan we're planning to auto-prefill the calculator with your property details (postcode, size, occupancy) from your dashboard. Email us for early access.
